BusyBnB provides Airbnb hosting services to property owners and property managers in Australia. We help owners achieve great rental returns and minimise the risks typically associated with traditional rental properties. How does short-term rental actually work?
We identify properties that we believe will fit this model and list them on Airbnb for short-term stays to holiday makers or business guests. BusyBnB manages the property similar to a normal rental situation – a tenancy agreement is signed, the rent is paid on time, and regular property inspections are conducted. In addition we manage the guests and professional clean the property regularly.
Is it legal to rent a property then list it on AirBnB?
Yes it is legal. The property owner and body corporate need to agree to listing on AirBnB. This is documented in the tenancy agreement.
Am I likely to get more damage to my property from different people staying there?
On the contrary, all guests are screened and need to provide identification. Qualifying guests reduces the risk of damage to properties. Guests using AirBnB behave well to ensure ongoing eligibility to use the service. They also tend to use your amenities less which means less wear and tear. BusyBnB also ensures all properties have a no parties, no smoking and no pets policy. AirBnB protects hosts for up to $1M against damage and accidents. And we take out our own insurance too.
Do you manage just apartments and townhouses?
BusyBnB will manage any property that fits our criteria. This includes apartment, townhouses, units and houses. We can also host spare rooms within a house, bungalows or granny flats. Locations vary and include city centres, suburbs, regional tourist spots and corporate centres.
Why would I rent to BusyBnB instead of a normal tenant?
We look after your property as if it was our own. In fact probably better! The property needs to be really well presented to attract guests. Which means it is professionally cleaned and laundry serviced. Minor maintenance is also done where needed.
